KLAY is a browser-based interactive real estate platform built on Unreal Engine 5 and Arcware Pixel Streaming. Buyers explore developments in real time: walking through units, changing material finishes and experiencing architectural scale, directly in any browser or touchscreen, with no downloads required.

Two products, built and unbuilt

Some places already exist. Some only exist as a plan and a promise. We built a product for each.

OMNI takes a space that is standing and turns it into something people can walk through from anywhere. KLAY does the harder half: it takes a project that has not been built and lets a buyer explore it as though it had. Between them, a developer can show what is there and what is coming in the same session.

In the Interactive Visualization category. The category is young, the entrants are mostly European, and the nomination is the part of KLAY we did not have to explain to anyone.

What KLAY delivers

Walk a unit in real time. Change the flooring and watch the room change with it. Step out to the lobby, the amenities, then up to the masterplan and back down into a different tower.

All of it renders at Unreal Engine 5 quality on a server and arrives as a stream, which is why it runs the same on a gallery touchscreen and on an investor’s laptop in another country.

360° VR

Virtual reality tours

Not every project needs a twin. When the argument is finish and layout rather than scale, a fully rendered 360° tour does the job faster, and it opens on a headset, a phone or a laptop without asking anything of the viewer.

A 360° tour is a fixed-viewpoint walkthrough. KLAY is a real-time digital twin where a buyer moves freely. That is the difference between looking and exploring.

Who it’s for

Developers who have watched a buyer flip through a PDF brochure and seen the moment their attention leaves the room. Residential, commercial, hospitality. Anyone whose project is easier to believe once you are standing inside it.

Built for the sales gallery

A sales gallery is expensive floor space, and most of it is spent on things a buyer looks at once.

A digital twin is the part they use. It turns a presentation into something the buyer drives, which is why this line carries the highest value per project of anything the studio does. It also keeps working after launch, because we update it as the development changes.
